Skylight repairs & installation in Sydney
Roof Repairs Sydney installs new skylights and repairs leaking ones across central Sydney, flashing them correctly into tile, metal and slate roofs so they stay dry in heavy and wind-driven rain.
- Open 24/7
- Free inspection
- Fixed written quote
A skylight can bring daylight into the dark middle of a terrace or a top-floor apartment. It also cuts a hole in your roof, so the flashing around it has to be right. We install new skylights and roof windows, and repair or re-flash ones that have started to leak.
Signs you need this
- Drips or streaks running down the inside of the skylight shaft
- Stains on the ceiling around the skylight frame
- A cracked, cloudy or discoloured skylight dome
- A hallway or room that stays dark in the middle of the day
Seeing one of these? It rarely fixes itself, and the earlier we look, the smaller the job usually is.
Tell us about the roof
No obligation. We look, tell you what we find, and quote a fixed price before anything starts.
Water coming in right now? Skip the form and call 1300 077 018. We answer 24 hours a day, 7 days a week, 365 days a year.
What’s included
- Supply and installation of skylights and roof windows
- Leaking skylight repair and re-flashing
- Installation into tile and metal roofs
- Skylights re-flashed or replaced during a re-roof
- A check of the shaft and ceiling around a leaking skylight
Leaking skylights
When a skylight leaks, the glass or dome is rarely the cause. Water usually gets in at the flashing around the frame, or through tiles and sheets that were cut and fitted poorly around it. We check the flashing and the roof surrounding the skylight before deciding what to fix.
Often a re-flash is all it takes. If the skylight itself is cracked, faded or past saving, we'll quote a replacement. For water coming through elsewhere in the ceiling, see roof leak repairs.
New skylights for darker homes
Terraces are long and narrow, and the rooms in the middle often get no direct sun at all. A skylight over a hallway, bathroom or kitchen can change how the whole house feels. We install into tile and metal roofs and flash each one to suit the roof it sits in.
If the roof is being replaced anyway, that's the ideal time to add or swap skylights, because the flashing can be built into the new roof from the start. See roof replacement for how a re-roof runs, and flashing and valleys for more on the joins that keep a roof dry.
What this looks like on the roof
Photos from our own jobs: the roofs as we found them and as we left them, not stock imagery.
What this costs, honestly
Anyone who quotes you a firm price over the phone is guessing. Four things move the number, and we can only weigh them from the roof, which is why we look first, then quote a fixed price before any work starts. The inspection and the quote are free.
The size of the problem
Swapping a few cracked tiles and repointing a short run is a small job. Renewing a whole ridge line, or a valley that has rusted from end to end, takes far longer.
The roofing material
Terracotta, concrete tile, slate and metal each need different materials and skills. Finding a matching tile or slate for an older roof costs more than a modern profile that is easy to source.
Getting onto the roof
A low single-storey roof with clear side access is quick to work on. A two or three-storey terrace with no side access, a steep pitch or a neighbour's roof in the way may need scaffolding and extra time.
Hidden damage
This is the biggest variable. If water has been getting in for months, the battens, rafters or fascia may have rotted. That only shows once we're on the roof, which is why we inspect before we quote.
Common questions
Is the roof inspection and quote free?
Yes. Roof Repairs Sydney inspects the roof, photographs what it finds and gives you a fixed written quote at no cost. There is no obligation to go ahead, and you won't be pressured if you decide not to.
Is Roof Repairs Sydney open 24/7?
Yes. Roof Repairs Sydney is open 24 hours a day, seven days a week, including weekends and public holidays. A real person answers 1300 077 018 at any hour. For a leak or storm damage at night, the roof is made safe first, and the permanent repair is quoted and done once the weather is dry.
Why is my ceiling stained when the roof looks fine?
A ceiling stain is rarely directly below the leak. Rain gets in higher up, runs along the sarking, battens or rafters, and drips at the first low point, which can be metres away. That is why patching the roof straight above a stain often fails. Roof Repairs Sydney traces the water back to its real entry point before quoting a repair.
Which areas of Sydney does Roof Repairs Sydney cover?
Roof Repairs Sydney is based in Rosebery and covers central Sydney: the CBD and inner city, the Eastern Suburbs to the coast, the Inner West, the Lower North Shore, Manly, Ryde and Hunters Hill, St George and the Sutherland Shire. If your suburb isn't listed, call 1300 077 018 and ask.
Does Roof Repairs Sydney do strata and commercial roofs?
Yes. Roof Repairs Sydney works on domestic, strata and commercial roofs, including apartment blocks, offices, shops and warehouses. Common jobs are box gutter and sump repairs, leaks into top-floor units and metal roof repairs. Strata and building managers receive a photo report and a fixed written quote before work starts.
Is Roof Repairs Sydney licensed and insured?
Yes. Roof Repairs Sydney is fully licensed and insured for domestic, strata and commercial roofing work, and carries $20 million public liability cover.
Who runs Roof Repairs Sydney?
Roof Repairs Sydney is a family-run business led by Michael and Sean, with more than 30 years of experience on Sydney roofs. The business is based in Rosebery and repairs tile, metal and slate roofs on homes, strata buildings and commercial properties across central Sydney.
What types of roofs does Roof Repairs Sydney repair?
Roof Repairs Sydney repairs terracotta and concrete tile roofs, Colorbond and corrugated iron roofs, and natural slate roofs, including heritage slate on Victorian and Federation terraces. The work covers leaks, gutters and box gutters, flashings and valleys, skylights, storm damage and full roof replacement.
