Will you just tell me I need a new roof?

No. We look first, photograph what we find and quote what the roof needs. On most roofs that's a repair. A tile roof with sound tiles usually needs tile repairs or repointing, and a metal roof with a few rusted sheets needs metal roof repairs, so that's what we'll quote.

Replacement comes up when the evidence is across the whole roof: tiles failing everywhere, sheets rusted through end to end, or a roof that has never stayed dry no matter how often it's patched. If we recommend it, the photos will show you why, and the fixed written quote comes with no obligation.

How a re-roof runs

We work in sections, so your home is covered at the end of every day. The old roof comes off, we check and repair the frame and battens, lay new sarking, then fit the new roof with fresh flashings, capping and gutters. All the waste leaves site with us.

Tile-to-Colorbond conversions are common on older Sydney homes, because metal is far lighter on an ageing frame and suits lower pitches. The size of the problem
Swapping a few cracked tiles and repointing a short run is a small job. Renewing a whole ridge line, or a valley that has rusted from end to end, takes far longer.
The roofing material
Terracotta, concrete tile, slate and metal each need different materials and skills. Finding a matching tile or slate for an older roof costs more than a modern profile that is easy to source.
Getting onto the roof
A low single-storey roof with clear side access is quick to work on. A two or three-storey terrace with no side access, a steep pitch or a neighbour's roof in the way may need scaffolding and extra time.
Hidden damage
This is the biggest variable. If water has been getting in for months, the battens, rafters or fascia may have rotted. That only shows once we're on the roof, which is why we inspect before we quote.
